
St. Louis Housing Market Set for Growth with 9.1% Price Increase
St. Louis, Mo. (Feb. 6, 2026) – The St. Louis area housing market is poised for significant growth. This optimistic outlook comes from data presented at a recent summit. A spokesperson from the National Association of REALTORS® (NAR) shared these insights at the St. Louis REALTORS®’ Economic Forecast Summit: Ignite. Specifically, NAR reports indicate that St. Louis is among the top five metros for price increases. The region saw a year-over-year median home price jump of 9.1%.
Matt Christopherson, director of business and consumer research at NAR, commented on the unique position of the city.
“St. Louis stands out nationally because it continues to offer affordability while seeing some of the strongest price growth in the country,” said Christopherson.
Affordability and Income Requirements
Currently, the average home price in the surrounding St. Louis area sits at $294,800. Consequently, buyers need a specific income level to enter the market. To purchase a home at this price with a 20% down payment, a household requires a qualifying income of roughly $70,823.
However, the market dynamics are shifting for different types of buyers. First-time buyers now make up just 21% of the market. This figure represents an all-time low. In contrast, repeat buyers and sellers have reached historic highs. This disparity underscores the growing affordability challenges that new entrants currently face.
Regional Strength and Future Outlook
Despite these hurdles, the broader region remains strong. The Midwest continues to post robust price growth. Moreover, it maintains the lowest median home prices in the nation. This reinforces St. Louis’ position as a resilient and competitive housing market.
Looking ahead, economists see positive signs. They suggest that easing mortgage rates later this year could expand buyer access. Furthermore, lower rates may unlock pent-up demand. Ultimately, these factors will likely support continued stability and moderate growth for the region.
